Important Terms & Conditions
• NO PARTIES ALLOWED – This venue is strictly for professional shoots and productions. Any attempts to host parties will result in immediate cancellation without refund.
• Noise Control – As the property is situated in a residential area, noise levels must be kept to a minimum to respect our neighbors.
• Booking Extensions – If additional time is required beyond the original booking, please notify us in advance to accommodate your request and adjust pricing accordingly.

- To keep everything smooth, respectful and enjoyable for everyone, please follow these simple guidelines:
- 1. Under 18s
- Must be declared before arrival.
- Must be accompanied by a responsible chaperone at all times.
- 2. Timing
- Please arrive no more than 2 minutes early.
- You have 5 minutes after your booking to pack up and leave.
- Sessions finish on time, even if you arrive late.
- 3. Extra Time
- Additional time must be requested at least 1 hour before your session ends and is subject to availability.
- Unauthorised overtime is charged at 3× the normal rate, rounded up to 30 minutes.
- 4. Noise & Neighbour Respect
- Keep noise to a minimum when entering and leaving.
- Music is allowed at a low volume only.
- Do not loiter outside the building or surrounding area — please disperse immediately after exiting, out of respect for our neighbours.
- 5. Filming
- No shooting in communal areas or outside the building.
- Lower balcony is off-limits, which isnt pictured on here; the upper terrace with hot tub that is pictured on here is available.
- 6. Attire
- Please use cover-ups when moving between rooms.
- Keep doors closed during lingerie or boudoir shoots.
- 7. Hot Tub
- Shower before use.
- No oils.
- Please bring your own towels.
- 8. Cats – Please Read
- We have a few elderly, gentle cats who mostly sleep and keep to themselves.
- They have never hissed at or scratched anyone.
- If you have a phobia or allergy, please take any personal precautions you may need.
- If you are extremely uncomfortable around cats, please note that we are unable to remove them from the property for bookings.
